Microbrewery near Galena, IL Tourist Town

We are a small husband and wife owned micro brewery near Galena, IL looking for its next owner. Profitable since day one, owners are looking to make a move south. Located in the town of Elizabeth, IL (approx. 800), 15 minutes to Galena, IL (approx. 3500) with over 1 million tourists each year, and 15 minutes to Chestnut Mountain Resort (ski hill).
Business is setup for someone who wants to be an owner/operator. Knowledge/ability and want to brew by owner is vital to continued success and profitability.
The building is a former Presbyterian church erected in 1875. The brewhouse is located on taproom level, basement consists of fermentation and cellaring. We have a 3 BBL, 2 vessel system, 4 fermenters and a single brite tank. Cold room space for approx. 70 half barrels. We recently started some self distribution locally, new owner could continue to expand on this revenue source. Currently, 95% of sales are in taproom via pours, growlers and crowlers.
We currently do not serve food, but allow carry in and have food trucks in warm months. There is ability to make some changes to brewing setup/layout and add small kitchen to increase revenue as well.
Building is owned, sale includes the business and real estate. We will not be closing and/or selling equipment so please do not ask. We are looking for the right person to take over and continue the success we have enjoyed since we opened in 2020.
