We have established our brewery in an attached garage to my home and have been approved by the ttb. We first asked all surrounding neighbors if they minded...none did. Took that to our local zoning authority ... and then they approved us commercial (non transferable to next owner). We then had to request a variance to TTB. Here is what we sent to the TTB.

In the section of Code of Federal Regulations listed below it states the following:
§ 25.21 Restrictions on location.
A brewery may not be established or operated in any dwelling house or on board any vessel or boat, or in any building or on any premises where the revenue will be jeopardized or the effective administration of this part will be hindered.

We the Breaker Brewing Company are requesting a variance to this code.
In this day and age of business ventures, some will succeed and a lot will fail. Both partners currently have employment by other means and this venture will be at first, a part time position for both of us. We have decided to embark upon this venture while trying to take minimal risks for ourselves and families. To do this we have designed, built and funded our brewery from the ground up ourselves and by doing it this way are able to get started with a relatively small amount of capital.
The brewery is a very small 1.5 bbl operation so in other words we will only be brewing 30 to 50 gallons at a time. Going along with our minimal risk ideal we have decided to get our venture running using the space in the garage area owned by the Partner Arthur C. Miller for the brewery. Doing this will save on the typical costs associated with leasing a building or warehouse and further increase our chances of succeeding as a brewery.
As noted in other supplied documents we have been approved by our local zoning authority to operate the brewery at said location and have also provided a description of security measures for the proposed brewery. We hope that this, along with the fact that our brewery is such a small operation will be enough to for the TTB to give us a variance to the above mentioned code.
Note:
The intention of the Breaker Brewing Company is to bring product to local bars and taverns. While this operation will begin as small part time production work, this will change to full time status with the increase and demand for additional distribution. At that point, our intention is to locate larger brewing area, equipment, and to leave our current employment for work full time at the brewery.

One thing to mention is the access door from the home to the brewery/garage is now locked from the garage side.
