Planned Maintenance and Cleaners

  • If coatings and tiles are applied correctly the Maintenance on a floor should be low.
  • It’s key to keep an eye on your flooring system for signs of failure or need of required maintenance like you would with any piece of equipment in the brewery.
  • Check with installers and manufacturers for best cleaning agents and application instructions for the system you’ve chosen.

There are many ways to clean floors, and many chemicals cleaners that can be used properly or improperly. Check with installer and manufacturer for the correct way to clean and if you find out about a different cleaner that you’ve been told works wonders for someone else, check with the manufacturer and/or installer to verify it won’t void whatever warranty you have on your flooring system.

REPAIR – Inspect the damaged flooring area:

Damage Scenario:

A: Shallow scar that doesn’t penetrate all the way to the concrete base.

Solution – Repairs can often be made easily if applied correctly, refer to manufacturer’s coating instructions for bonding repair coat to existing covering.

B: Damage penetrates all the way through the protective covering to the concrete base, only slight damage to surface of the concrete. Inspection of coating area surrounding the damage area appears to still be well bonded to the concrete base.

Solution – Repairs can often still be made if acted upon quickly and applied correctly, refer to manufacturer’s coating instructions for bonding new coat to existing covering and exposed concrete base.

C: Damage penetrates all the way through the protective covering to the concrete base and caused coating separation. Inspection of coating area surrounding the damage area reveals coating has separated from concrete base and water and chemicals have infiltrated one or both sides of the damage zone.

Solution – Repairs can often still be made if acted upon quickly and applied correctly, Remove all damaged coating area until you get to coating that is still bonded to concrete base, refer to manufacturer’s coating instructions for prepping and bonding new coat to existing covering and exposed concrete base.

D: Damage penetrates all the way through the protective covering to the concrete base, the concrete base has been cracked and/or shows degradation due to water and chemicals infiltration.

Solution – Time to call in a pro.
